Woodmont Industrial Partners and Joseph Jingoli & Son Inc. have delivered a new South Amboy industrial property with a tenant in place.
The partners announced Jan. 8 executing a five-year lease with Chinese 3PL Wingtat Cargo for 96,000 square feet at 111 Main St.
Construction of the recently completed, 152,100-square-foot property kicked off in Middlesex County in 2022. The Class A warehouse distribution facility sits within the South Amboy Broadway/Main Street redevelopment zone. The developers said the deal highlights strong tenant demand for modern, well-located Central Jersey logistics space.
According to the Jan. 8 announcement, JLL Senior Managing Director Gary Politi and Michael Viera represented the landlords, while Cushman & Wakefield Executive Managing Director Jimo Liu represented the tenant in the lease transaction.
Woodmont Executive Vice President Anthony Amadeo described the latest as a significant milestone, as well as “a strong validation of the demand we’re seeing for high-quality industrial space in the region.” He noted 111 Main St. sits approximately 15 miles from the Port.
“The project also contributes to South Amboy’s continued growth,” he added.
South Amboy Mayor Fred Henry agreed with that sentiment. “The lease at 111 Main St. reflects the success of our city’s redevelopment vision and the growing interest from businesses seeking to invest in South Amboy,” he said, noting the “new economic activity and opportunity” the development delivers on the local front.
The South Amboy Planning Board had unanimously approved plans for the project.
The facility offers flexible warehouse space, featuring:
- 6-foot clear heights
- 25 loading docks with 23 additional knockouts
- two drive-in doors
- ESFR sprinkler system
- Ample parking for cars
- Dedicated lot with approximately 26 trailer spaces
The latest transaction also marks continued momentum in the New Jersey market for Woodmont.
Woodmont Industrial Partners is a joint venture between Fairfield-based Woodmont Properties and full-service third-party logistics provider Romark Logistics. The JV’s current portfolio tops 7.2 million square feet across New Jersey, Pennsylvania and Florida.
Locally, Woodmont Industrial Partners is also busy transforming an outdated office site in Somerset into an industrial complex with more than 370,000 square feet of Class A warehouse space.
